From 2 Bedroom Condo to 60’ Lot Detached Bungalow

A sweet young couple came to us believing they could only afford a condo. With patience, faith, and guidance, they discovered their perfect detached home. It is truly a blessing beyond imagination.

I love working with buyers—especially First-Time Home Buyers. Seeing them grow from not knowing what they want (or can afford) to finding a dream home beyond their imagination truly warms my heart. Recently, we had the privilege of working with one of the sweetest young couples, and below is their Blessed Homes story.

We were referred to this lovely couple by one of my past clients from Edmonton. That client had bought a condo for her daughter when she came to Toronto to study a few years ago. Her daughter has since graduated and started working. I am so grateful that when her high school best friend from Malaysia needed help with real estate, she thought of me and our services. Referrals like this mean the world to us—not only did we serve one family well, but we also earned enough trust for them to refer their childhood best friends. How precious is that. 🥰

When we first met the young couple, they thought their budget would only allow for a 2-bedroom condo or a small townhouse. As new immigrants and first-time buyers, we guided them step by step through the Canadian home-buying process. From mortgage advice, transferring funds from overseas, working with their bank for approval, analyzing market data, and exploring different communities, every step was taken with patience, integrity, and expertise.

We started in Toronto, then Mississauga, and finally found their perfect home in Whitby: a fully detached raised bungalow on a 60’ lot with a huge backyard—perfect for growing all the vegetables and flowers they had always dreamed of. The above-ground basement was ideal for their parents or in-laws when they come to visit. It wasn’t just a dream home—it was the perfect home.

By carefully listening to our clients’ needs and leveraging the latest technology to shortlist homes, we were able to find their dream house after seeing fewer than 20 in person. A lot of work was done in the preparation stage, so when the right one appeared, we acted quickly. While we worked hard, we also give all the glory to the Lord, because His hand was clearly present in this journey. Here’s our proof:

1. We purchased the home before the set offer date. Normally, with a listing of this quality, the seller/agent would wait until offer day for the best results—especially after marketing an open house for the weekend. But praise the Lord, they were willing to negotiate with us after being on the market for just two days.

2. It happened to be the seller’s birthday that day, and she was available that night to review our offer! Selling a home at a great price with desirable conditions might be one of the best birthday gifts anyone could receive.

3. When I called the agent, he was unexpectedly cooperative. He said, “I don’t mind openly discussing our pricing expectations with you.” Most agents wouldn’t do that—they’d just tell us to do our own research. And the price he gave was right within our clients’ budget. How divine is that—praise the Lord!

4. Our clients needed to transfer funds from overseas. The bank warned it might take some time because of the large amount, but the money arrived the same day we submitted the offer! It was like God saying, “Here’s the money. Go ahead and buy the house with confidence.” Truly, God is so, so good.

5. Just the night before, we lost a bid on another home in the same town at the same price. That home was nicely renovated and attracted 12 offers, but it was only a semi-detached. 😭😭😭 It sold for the same price as the one we bought—a fully detached home on a 60’ lot! What a deal we received the very next day. We were so grateful we didn’t win the night before. I always tell my clients: if we lose a bidding war, it’s okay, because the next home will be even better—and time and time again, that has proven true.

6. The clients already had a bank appointment the day after our offer was accepted. We didn’t know we’d have a purchase completed by then, but it worked out perfectly—they were able to get their bank draft prepared during that appointment. How convenient!

7. The seller requested a closing date that happened to be the same as the last day of our clients’ lease. Even though the move was a little rushed, it allowed them to save money by avoiding extra rent. Helping our clients save and build wealth through real estate is always my goal, and I’m grateful we could achieve that again.
